The Direct Lottery Process-for
Non-Profits, OND, TND, EMT,
and Firefighter

Properties are listed every
Friday.
·
The properties will stay
listed for five (5) calendar
days.
·
All lottery offers for the
OND/TND/EMT/Firefighter
through the Good Neighbor
Next
Door Program (GNND)
must be submitted through a
registered agent with an
approved
NAID number. The
offers are to be submitted
online at the bottom of the
individual listings.
· Clarification of the terms ``closing costs,'' ``selling broker commissions,’ and ``down payment''
HUD will not pay a buyer's closing costs on the purchase of a property through the GNND Sales
Program. Further, HUD has revised the rule to specify that HUD will not pay selling broker
commissions. The purchaser is wholly responsible for paying all closing costs and selling broker
commissions under this program. The closing costs are expenses borne by the purchaser to complete
the sale. The selling broker's commission is one component of the closing costs owed
by the purchaser.

If no lottery offers are
received on a property
before the 5 day deadline,
then the property will be
removed from the list and
will be made available to
the public.
·
After you have completed due
diligence, you can submit
your intent by clicking the
"Intent to purchase" button.
The system will assign a
random lottery number and a
confirmation number of your
transmission.
·
In the event that you
accidentally submit more
than one "Intent" on the
same property, the first
lottery number (at earlier
transmission) assigned to
you will be used for the
lottery. The lottery numbers
will be used to select the
winner which is done
randomly.
·
The Lottery Results will be
posted on Friday morning or
as approved by HUD.
·
Please check the Lottery
Results to verify whether
you have been declared the
winner.
If you are the winner, the
deadline to submit a
completed and signed sales
contract package and all
addendums to BestAssets
office is the next Thursday
at 4:30 p.m. for ND, SD, NE,
MN, WI, and IA.
